About La Santir, Jomtien Beach

La Santir (also written “Lasantir” or “La Santir Pattaya”) is a beachside condominium development located on Jomtien Beach in Pattaya, Thailand. It’s positioned as a quiet, low-rise alternative to the Jomtien high-rise towers — popular with long-stay residents, retirees and rental investors who want walkable beach access without the density of larger projects.

The project sits on a soi just off Jomtien Beach Road, which means: short walk to the sand, easy access to the Jomtien restaurant strip and 7-Eleven, and a 5-minute songthaew ride into central Pattaya or Pratumnak Hill.

Foreigners can own a La Santir condo unit outright, in their own name, provided two conditions are met:

1. The unit is allocated within the building’s 49% foreign-quota (we always check the juristic office’s quota register before issuing an offer).
2. The purchase funds are remitted from overseas with a Foreign Exchange Transaction (FET) form issued by the receiving Thai bank.

What to ask before buying any Jomtien condo (including La Santir)

• What’s the monthly common-area fee (CAM) per sq.m? La Santir scale should be at the lower end for Jomtien.
• Has the sinking fund been paid by the seller? If not, it’s added at transfer.
• Is the unit on the foreign quota or the Thai quota? It changes the contract structure.
• Does the building permit short-term / Airbnb-style rentals? (Many Thai condos legally don’t.)
• What are the Land Office transfer fees on this specific transaction, and who pays which side?
